Presentation of the company

P2I is the holding company set up in 1994 of the P2I group, active in the real estate development sector. The group, managed by Gilles Madre, has 30 employees and is based in Angers.

Mr. Gilles Madre, managing director, has overall 20 years of professional experience in the real estate developement sector. Previously, he was managing director at Réalités group for 3 years then, created P2I group in 1994.

The company’s main activities are the development of small and mediumsized projects with high added value, in the heart of the city.

Projects are highend in the historic areas of the Pays de la Loire: Angers, Le Mans, Nantes, Les Sables d’Olonne, La Baule.

With the development of the group, the group has now projects in Aquitaine and near Paris.

The company works with private customers from the region.

In 2018, the group bought out Abraham Promotion, a real estate developer based in Angers for over 20 years, recognized for the quality of its projects and has a good reputation.

Project Description

The company requests 1 560 000 € with 3 months of deferred repayment to finance its development, associated development, study and development costs. This project will be realised in the next few months.

This project is a Flexible Bridge Loan, an amortizable loan with a standard commitment for the first 9 months and the possibility of early repayment at no cost for the remainder of the loan term, even in the event of refinancing by other financial institutions.

This project is a medium-term loan with a capital amortisation deferment and as such presents a different method of capital repayment than standard projects. The first 3 months, the lenders will only receive interest; the following 21 months, the lenders will receive interest and principal amortization. This principal repayment profile matches the borrower’s financing needs while allowing lenders to earn a higher amount of interest.

The amount offered on the platform is limited to 764400€, which is in line with the regulatory limits.
