Created in 2018 Het Wonderkind Vastgoed B.V. is active in the other social work activities without accommodation n.e.c. The company, based in Lelystad, has 8 employees. Since 2010 it is managed by Esther Ziel – Lucht who has more than 10 years of experience in the industry.

Main activities:

• Guidance to children and young adults (maximum age 24 years old) with a mental disability or development disorder – The guidance is in the form of: activities, accomodation, a structure group and short stays

The company is currently divided over 2 locations in the city with a total of 5 beds for children or young adults to stay. The borrower is the real estate entity but the analysis has been done on the operating company. The deal includes a corporate guarantee from the operating company.

Project description

The Company requests 667,000 € over 84 months, with 6 months deferred period (see details below) to finance the purchase of real estate with a market value of 650,000 €. The loan includes first priority mortgage on the property which is funded with a 103% Loan to Value. In the new building the company is able to combine their 2 current locations. The building is 228m2 located on a plot of 873m2 and will have the space for 12 beds. This project will be realised in the next few months. The amount offered on the platform is limited to 340,180 € which is in line with the regulatory limits.
